    The building has very strong appeal and I predict it gets rented at ask or close. Location is key: It’s smack dab in the middle of very popular restaurants, bars, shops, services, etc in any direction you look: On Washington from Eastern Parkway all the way North up to Bergen. To the West you have all of Prospect Heights/Vandy and to the East you have everything that Classon &Franklin Aves have going on at the moment. Don’t forget the museums, the Park, the Botanical Gardens, great access to 2/3/4/5.

    I dunno…does a building that sold a 2BDRM nine months ago for 851K “there”? 2BDRM 1200SQFT units in Forte Condo are renting at $4,500. Is Ashland Pl/Fulton there? Personally I’d rather be at Wash/Sterling in a 600sqft bigger apt, with an extra BDRM (maybe an office?), and a huge private deck if the price is the same. And not for nothing, if you get tired of your massive private deck there’s the bigger common deck down the hall for grilling, or the garden out back (also w/grill) right next to a nicely equipped gym.

  2. lol! Corcoran ALWAYS overprices everything just to get the listing. Owners fall for it all the time. There is no way this will rent for that. Just not there yet and yes, it is one cold box.
