This apartment is definitely in a nice location, if you don’t mind the nearby traffic on Eastern Parkway: it’s right near the museum, the library, and less than a block from Prospect Park. It also has easy access to both Prospect Heights and Park Slope. And while there’s nothing striking about the finishes in this apartment, the hardwood floors are nice and (the wide-angle lens makes) the rooms feel open and light. We’re assuming the kitchenette is tiny since there’s no picture, but overall the price of $2,850 doesn’t strike us as bad for a three-bedroom in this location. They’re also offering a month of free rent.

  1. What’s the difference between being afraid you’ll get mugged to actually getting mugged.Doesn’t one usually come after the other? Fear is fear! Very stressful and lowers the value of the peaceful home you pay all that money for.

  2. Everyone is pretty much right. My friend lived until last year in one of the few coops on that block – closer to Washington – and another currently lives on the other end – on the corner of Underhill and St. Johns. Frankly, I can understand how someone who isnt “city smart” would feel a bit uncomfortable. There is a lot of “hanging out”, some dealing, and it gets noisy in the summer. Its how all of Prospect Heights was until about 10 years ago (Before then you wouldnt catch me walking down Butler or Sterling at night). But all in all youre not gonna get jacked walking down the street at night; you just might feel that its a possibility. And, the building that still have Section 8, can be noisy and dirty.

  3. my friend lives in this building… they had a heat problem last winter and there is some tension between the landlord (Dermot) and the existing Section 8/Rent stabilized tenants, as Dermot is notorious for attempting to kick out rent stabilized tenants. This is a good price, especially given the 1 month free.

    The prewar buildings on St. John and Lincoln are usually a great deal, as they offer high ceilings, generous layouts and have windows in all the rooms. That location is also one block from the park and there are a billion great restaurants in the area, as well as the museum and the library. Unlike BrooklynButler I can’t really imagine a better location in Prospect Heights, actually, except Sterling and Butler, but there you are looking at closer to $3k for a two bedroom and three bedrooms rent for $3800.

    Then again, I prefer pre war and modern buildings to Brownstones. Many friends live on St. John’s and Lincoln, some of them for the last 10 years and definitely both blocks are kind of a sweet spot for people moving to Brooklyn that want good subway access, park proximity, restaurants and a feeling of safety, and can’t afford Park Slope and Center Prospect Heights rents.

    The only concern is to make sure there are no bugs in your building as Bedbugs are rampant in certain buildings around there.

    We usually rent 2 Bedrooms for $2000, 3 Bedrooms for $2500 – $2800, etc..
