  1. The Park Slope place wouldn’t have been a bad deal last spring, though 32 weeks on the market and only a 5k shave indicates some pretty stubborn sellers. Kudos to them I guess but I wouldn’t suggest it to current/near future sellers.

  2. I no longer read the NYT real estate section. They seem to be purposefully ignoring the 500 pound gorilla in the NYC real estate market. Who knows why, but no matter the reason it hurts their credibility.

  3. Mr. Brownstoner was hoodwinked by the “residential sales around the region” section on the NYT. I have noticed the “recent sales” are not always very recent.
    For example, on the January 23rd, 2009 edition, the Williamsburg listing sold on August 12th, the Jamaica Hills listing sold on September 30th, the Riverdale listing on November 24th (recent enough, I guess) and the Staten Island listing on December 2nd.
    I wonder if there are guidelines as to what “recent” means? Sometimes I feel the NYT is too much of a mouthpiece to the industry and it ultimately hurts their credibility if facts have to be double-checked for accuracy.

  4. That park slope apt must have been in contract back in the early autumn because i dont think a buyer would offer $640,000 today. It is less than 800 SF of usable space, has little closet space and a lousy layout, and needs updating. It was on the market a long time – i remember seeing it in the spring. True, its on a nice block right off the park, but….
