Another of Prospect Lefferts Gardens’ Tudor row houses, this charmer sits within the petite Chester Court Historic District. A storybook exterior lends curb appeal and some period elements were left intact during a reno. The single-family at 25 Chester Court has an updated kitchen, a finished basement, and a mini split system.
The development on the one-block cul-de-sac was the vision of Brooklyn-born architect and builder Peter J. Collins. In 1911, he launched a plan for the development of his accumulated property, apparently after being inspired by a trip to Chester, England. Collins’ scheme called for two rows of one-family houses designed with tapestry brick, stucco, and “half timbery,” according to a Brooklyn Daily Eagle article about the forthcoming street.
When Collins first advertised the houses in 1912, he pitched them as “English half timber and stucco, one-family houses” with electric lights, tiled kitchen and baths, and a laundry. All of Collins’ houses on the block survive and the development was designated a historic district in 2014.
This single-family has main living spaces on the first floor and two stories of bedrooms above. The main level has parquet floors and original moldings throughout the foyer, parlor, and middle parlor. Like some others in the development, there’s an open-plan feel to the rooms.
The wood burning fireplace is in the middle parlor. There’s just a glimpse of the brick fireplace with a wood mantel.
Pocket doors open into the dining room, which has its wood wainscoting, plate shelf, and coffered ceiling still intact. A bright, modern mural of herons, egrets, and flowers adorns the walls above the wainscoting.
The kitchen is in the extension and was updated with cream cabinets, a tile floor, an apron front sink, and stainless steel appliances. There is access to a small mudroom, a half bath, and a secondary staircase leading to the garden level.
On the second floor there are generously sized front and rear bedrooms with a full bath in between. The rear bedroom has access to a terrace.
Above is one more bedroom, this one with an en suite bath that holds an open shower, claw foot tub, and marble tile. A door off the hallway leads to another roof deck with room for seating and containers for more greenery.
There is a laundry room in the finished basement, along with a third full bath, storage, and a rec room. Off that secondary staircase is a door which provides the only access to the rear yard. The paved yard is ringed with planting beds, leaving room for a dining area and seating.
The house last sold in 2013 for $928,500. Alyssa Morris of Compass has the current listing and the house is priced at $1.995 million. What do you think?
