A blown opportunity as far as the reno goes and, at $800 a foot, overpriced, but the Roanoke’s still a chance to live in an architecturally important building in a prime spot in Fort Greene less than a block from the park. Corcoran’s got six of these apartments burning a hole in their pocket and we hear there’s going to be an open house from 2-4 pm on Sunday for all six. Nothing posted on NYT or Corcoran yet though. How far do these babies have to fall before the buyers step up?

  1. I have friends who viewed units and they were treated very poorly by the realtors. Plus, just a year ago The Roanoke was a crack/flop/squat house with pitt bulls chained up on the roof and frequent police visits. And some of the stoop-side characters who “managed” the squat are STILL involved now that the building has gone legit. I’m not surprised it’s not all sold. The Roanoke has a nasty past to escape.

  2. As other posters have said, it would really help if the renovation was better. I walk past that bldg almost every day and to me it seems like they’ve got another 6 months of work to do on it. The exterior is filthy, and the interiors look shoddy and incomplete. I’m shocked that they took such a half-a$$ed approach to this.

  3. I live in the Griffin, right across the street from the Roanoke. There are five apartments in my building burning a hole in Corcoran’s pocket. Prices are hanging around $600/sq ft… so I’d say those babies need to fall about 25% before buyers step up.

    awful layout, shoddy construction and ridiculously small.

    you’d think the owner would realize that he’s got a prime location and would just spend a little more to earn a decent profit. if there are only 6 left then i guess he’s not doing too badly.

  5. This reminds me of the 60 Tiffany building. Really poorly renovated. I think, in the long run, buildings like these will be sold to a second developer who will have to start from scratch…

Overpriced, really awkward layouts, off-the-rack Home Depot kitchens and baths, no amenities, and, yes, a blown opportunity on the reno to make something really special with a beautiful building. They look better at more like $600/ft. Corcoran is the second broker – they totally floundered with Halstead for a long time – and they’ve already had at least 2 open houses.

  7. For those prices you could be in Brooklyn Heights or Cobble Hill and you probably wouldn’t have to rip out the kitchen and bath and start again or sand and restain the floors.

    Not saying I’d rather be in BH or CH than FG. But, based simply on location and schools, there is no reason for FG to be priced higher than those areas.
