Apartment 3B at 35 Pierrepont Street in Brooklyn Heights was the Co-op of the Day back in July just as it hit the market with an asking price of $785,000. The widget average came in at close to $722,000. The prewar two-bedroom co-op went into contract in November and just closed at the end of February for $760,000, only 3 percent off the ask and just 5 percent above the widget. Surprised? We’re not.

  1. It is NOT too far from the subway, Clark st(2,3) is one block away and you cant hear the BQE. Great building, I lived there for a number of years.

  2. Not to get all math geeky, but remember how everyone always whines about how we should have the median and/or mode on the widget, not just the average? Here’s a case where it seems like the mode at least, and maybe the median would have been much closer to the final sale price (it’s hard to tell just by eyeballing the stats, which aren’t all that clearly labeled).
