Anyone see the Hicks St. apt.? That building has a reputation for being well managed, and the maintenance is nice and low.
I remember a similar size unit, also on Berkeley Place but a condo not co-op, and a bit more narrow, sold for around $900K in Spring ’06. So even with a discount in a softer market, they should get $800K for the Berkeley one, wouldn’t they? Awesome street, too. All up and down from 5th all the way to the park it’s one of my fave streets. Even between 5th and 4th where it becomes Sackett, it’s a nice looking street.
I agree. President’s street is more of a 1 bedroom with two offices as opposed to a two bedroom with an office. I’d turn that room off of the master into a nursery or a huge closet. The berkeley place could be used as a small three. I just bought a place in PH but wish these were around when I was looking. Berkeley is over priced. I could see $710 because of all the work they put into it, but $825, they are smoking.
We live in a similar layout to Berkeley place, and I would say that it is overpriced by about 150K (however, the details look pretty nice so maybe they could fetch 10-15K more). The President Street place is probably more of a one bedroom with a den, as the description indicates that the bedrooms are separated by french doors in the master, and I was surprised to see it priced under $600K. I think it’s a probably a good buy (tho I haven’t seen either).
Dis anyone hit any other co-op/condo open houses this weekend? Anything good? Were they crowded? I saw 1 at 40 3rd Street, 1 at 322 6th Street, and 1 at 299 13th Street, all bw 400-500,000. Seemed fairly crowded.
The President st one is not so narrow – 17 ft I would say – and has a very roomy layout at the front, decent main bedroom and smallish 2nd at the back. But enough room for beds. Looks like a bargain compared to the Berkeley Pl.

The pricier one isn’t in 321 so that doesn’t explain why its so much more than the President St unit which is in 321. They do seem to have pretty much the same layout and dimensions. Could come down to working with an agent who knows Brooklyn and the area’s market prices as opposed to one who is essentially a Manhattan agent.
