  1. In regards to the house in Crown Heights:

    The price is definitely way above the comps; I think more like $1 Million would do. However, the house is located on the same block as the Lubavitch world headquarters, 770 Eastern Parkway, and that is “Location Location Location” for the Chassidic community living in Crown Heights. Not only that: I am sure the owner has received many offer on his house without putting it up for sale, so the owner is just figuring why not put it on the market for 1.3 Million and lets see if anyone takes it.

NO EFFING WAY. here’s my take – the brokers are on vacation, so they’ve slapped ridiculous prices on these properties. they figure, hey, if some sucker wants to pay that much, i’ll come back from the hamptons for a few days. there can be no other explanation. i’m in the market, and would like to be in a house by spring. i have been looking for 2 years solid, and, from my perspective, these prices are a joke.

  4. The Eastern Pkwy house looks like lovely on the outside. I wish they would put more interior pictures up. Usually brokers don’t put up a lot of interior shots if the house is really ugly inside. It is a really long walk to the A/C and everything else they advertised was in walking distance. However, if you look at the brokers’ recently sold properties, it looks like they have sold other properties in the area of this house. It will be interesting to see what it finally sells for.

  5. The Prospect Heights place was bought for $860,000 in 2003 — is it really worth double now? It looks like it’s been redone by a flipper…it’s definitely very over-priced for the neighborhood, considering it’s only 16′ wide and a 21′ foot wide house on St. Marks was on the market for 1.6 (87 St. Marks) not so long ago…

  6. Crown Heights –

    Let’s see: two brokers with (212) numbers, which confirms their excellent knowledge of the area as displayed by their suggestion that the A is nearby and that people can use the 3,4, and 5 subways. I live in Bed-Stuy, but based on my recollection of the IRT on Eastern Parkway – only the 3 and 4 run to Utica and more specifically only the 3 stops at Kingston or Nostrand. $80K in commission and they can’t (1) get more pictures and (2)look at a subway map?

    I guess it depends how nice the garden apt is too- if that can be a serious income generator?
