I think about half of the bstoner picks have sold 6 months later. If you can’t sell within 6 months it’s either a dead market or an unrealistic asking price. 2 years later data would be pretty meaningless for those interested in the current market.
I like the Open House Picks: Six Months Later, but is seems like very few Open House Picks are sold within 6 months. It gives the impression of a dead market(especially for properties greater than $800K.)
Maybe if you increased it to “One Year Later” or maybe even “Two Years Later”, the data would be more meaningful.
The house at 73 St. James Place was on the Open House list last Friday, same realtor, same price.
