There are several ugly landmarked mid-century ranches in PPS. One has recently been turned into an even uglier, abandoned, unfinished McMansion (Albemarle).
I would be wary of buying a house across from a school yard. Some BSW residents who live across from 139 complain incessantly about the noise, loitering, etc…
Still, cannot believe someone paid over $750 for that ugly Rugby Ranch.

That was funny, but the ugly Rugby ranch already IS landmarked.
I can’t speak for Sparafucile, but I am a big fan of “mid-20th century vernacular domestic architecture” and I still think the Rugby Road house is fugly.

I’d take the nice house across from the schoolyard that’s not in Prospect Park South over 190 Rugby, which I think is the 2nd least desirable house in PPS. The winner on that score would be the aborted house on Albemarle on 1/3 of a lot http://www.marykayg.com/html/0487.html
How did 180 Rugby Road sell for $1.1 million if indeed the back of it was “eaten away by termites” as posters said when it was last featured on here? Shouldn’t there be a nice discount for “eaten away by termites”?
Didn’t Awaye take it after Corcoran couldn’t sell it? Maybe that is where “Awaye” gets its name.
