  1. I was wondering why this house was so inexpensive. The house is a total wreck. Be prepared to spend a mimimum of $200,000. However, this block is particularly beautiful. Can be turned into a dream come true for someone.

  2. I live on 16th st block and can acknowledge it’s a great block, especially if you’re past the first few buildings on the corner of PPW (reason is Farrells and homeless guy by subway entrance).
    In general, very quiet, friendly, safe, etc.

  3. I went to 105 Lincoln this afternoon. Are they insane? 2.4M??? The house has good bones and a decent amount of detail, but I feel like it’s about $400K overpriced. Anyone have thoughts on that?

  4. Also on Lincoln Place, nearly across the street, there is an entire Brownstone: 4 floors with tons of detail for rent for $8,000/mo. Some rooms could use a paint job and maybe a few feet of spackling throughout, the kitchen counters are plastic laminate and the landlord is a bit eccentric. But the spaces are very authentic Brownstone. It has been on Craigslist since April/May.

    How does that compare in the long term to putting down $500K and paying $11,000 a month in mortgage to live at 105 Lincoln? Any thoughts?

  5. Looking at the interior pics as well as the floor plan of the 105 Lincoln Place house makes me wonder if it isn’t over-priced. Looks like it needs significant updating. A great location, no doubt, but I’d expect this to be closer to $1.95 than $2.4. Anyone else have an opinion?

  6. re: Midwood Park house. I live nearby and see this house frequently, and have heard from people who have seen the inside. There is much original detail that has been left untouched. But there is much to do. Kitchen is blank slate, baths need updating, much of the plaster needs reworking and I would guess the whole interior needs painting. Not sure about mechanicals or electric. Other downside is no driveway or garage. Having said that, parking in this stretch of “Victorian Flatbush” is a piece of cake, and the upside of no garage is bigger backyard. Having bought a few years ago and having spent some time and effort restoring our own home, I would see this place as a total opportunity to get a house with great bones in a great neighborhood and make it my own. Of course that takes time and money, and the desire to do the work. All in all, this is really a nice, quiet block. 700K? Hard to say. But it’s an interesting thought.

  7. I am curious to hear from anyone who looks at the Midwood Park House… It is supposed to be pretty much untouched in terms of original details, but a wreck, hence the price… It will need minimum $200K, I’m guessing. But still, that is potentially SO liberating…
