I saw the 6th Ave. row house. It needs a TON of work, possibly a gut reno, and is literally three doors down from Atlantic Yards. Those people will be living with rats on the edge of a defeaning construction site for the next decade.
On the other hand, even in rough condition, you couldn’t get a house like that for $950K anywhere else in the area….

if he put in open houses in cargardens, cobble/boerum hill they’d all be sold.
They are smoking the good stuff on the Rugby Road house too. For the same price as a gorgeous queen anne, you can get a splitlevel ranch (or whatever that is)?
this shows (again) that asks are not useful even as a rough surrogate to comps. asks depend on one side of the market only and there is an unlimited supply of brokers willing to post at delusional asks just to get the listing and then…hope the seller will get realistic when the market offer comes.
seeing sales below ask and declaring a bear market is equivalent to declaring a bull market in prospect heights.

That 15th Street Place lowered their price to $999,999 for a while – dont know why that wasnt mentioned. Still couldnt move at that price as it is really a mess.

A 4 storey SRO across the street from me was listed about 3 weeks ago. never had an open house, never up on a website. Ask was $560k. In contract.
I think about $600k + was tops at the peak for places that needed full rehab and that’s without SRO isuues.
