  1. …conversely, a house went for 900+ further down the same block so the particular area isn’t “cheap” by any stretch but the difference is the cost of renovating the space.

    All things being equal, the further East you move from Nostrand the more expensive and lower the crime is….until you bump into Utica. Then reverse everything I just said. The synagogue keeps prices elevated and crime lower in the direct vicinity.

  2. i went to see carroll street house. the broker didnt even show up to the open house, there were a couple of kids taking names/emails/numbers and giving out pamphlets. the place needs complete renovation. some of original details are still there (read: house was not gutted/stripped), BUT one would have to rewire, repipe, reroof etc.. the whole place. The kitchen is missing all the appliances (this place probably had an old school and interesting stove/oven but it’s gone). I see potential there but one would likely need to pump 100-200k to make it livable. Might as well buy in a nabe with more amenities and less crime.

    I too live down the street from this property and other properties that have sold for 800k and better were not in need of renovations. I have friend you lives a block away and she purchased her home for about 650k/675k….and it needed renovations. This lady is crazy!
