    Rugby Road is way south of PLG, so that house couldn’t have been on our tour. Maybe the Flatbush tour? PLG IS in Flatbush and IS (more or less) Victorian, but we have our own tour, which goes back to well before the Flatbush Development Corp. and their Victorian Flatbush Tour–very confusing!

  2. All the bulls will be castrated once there is the tiniest sign from Bernanke that interest rates are going to start to tic up. Interst rates tic up your value and equity go down. It is a ticking timebomb waiting to explode.

  3. Wasn’t that Rugby Road house on the PLG house tour? If not, one was with a facade just like it. Beautiful interior with all the details, screen, paneled dining room with built-in, great butler’s pantry, recently modernized and updated kitchen with things moved around but not horribly so.

    I don’t think prices are up nearly 100% since 2003. They comps that a keep track of, namely any house on my block, are up more like 35%-40%. I’ll take you word for 3% rent rises. My experience when I was a renter was that rents went up higher than that.

    I’ve posted before about the 10x rent multiple you always cit. In my opinion, it’s not credible particularly when mortgage rates are at 5%.

  5. I used the word “naysayers” because I was referring to some who see bad news all the time in everything. I’m actually not totally gung-ho about real estate. I’m pretty conservative. I don’t think buying is smarter than renting for everybody and I have always believed buying is best when you’re in it for the long haul. I was just commenting on how every single year on Brownstoner since 2006 some people always use the slow season, which ask any real estate broker is always always slow, as evidence the real estate market is tanking. So just find some other evidence, that’s all.

  6. For what it’s worth, there was an article in Bloomberg News a week or so ago stating that private school applications were down–still many more seats than applicants, but down nevertheless.

    And somehow, winelover, I have no problem envisioning you on either site, although aren’t you a dh? Which is okay, although the dh’s that pretend to be all sensitive and then want to know what everyone is wearing are almost as creepy as the women who ask what they should wear for preschool interviews.

  8. if you want to hear real comments from rich people – check out urbanbaby.com. lots of those folks still around, and they’re pretty happy with the bonuses. private kindergartens still selling – actual over-sold.

    i’m personally a long run outlook type, and with re-financing, have no doubt that i’m way ahead of rentals even now.
