“in contract” still means 10% down, that is worth something given that it was a decent (livable) house. when people put their money where their mouth is, it does means something (it means its off the market for any other buyers, duh!).
also, corcoran did not raise the price on vanderbilt. there was a broker change, i guess due diligence does not mix with lithium on the brownstoner – craigslist edition. the price action overall on this one reads that the seller is obviously delusional or playing a game of poker for one. that never usually works out well. the owner had the thing priced in meltdown at $1.65, and looks ready to throw in the towel. if i liked the nabe, i would be circling right now like a hawk on this one.
what surprises me is that the crap moved on 15th and hancock sts. that says more to me than anything else.
Forgive me, as I’ve never purchased real estate before: but is it typical when a house doesn’t sell after 6 months to RAISE the price?

First of all, you have them backwards. 632 3rd Street is the one which just sold for 2.15 million. It was a cheap reno which looked like a rental on the inside. Did you see the photos? No detail, no nothing.
631 3rd Street is a totally different style of house…it’s a GRAND limestone MANSION and is probably one of the finest townhouses in Park Slope.

A year ago, 632 3rd street (directly across the street) and which has the same square footage (4,152) sold for $4.00mil
