Seems like the person who commented that the Bed-Stuy house was “not priced to sell” was on target. After a $91,000 cut, though, there she went.

  1. I’ve been curious about what was happening with the Wyckoff St. house (which is a few houses down from me). I’m a bit stunned at the HUGE price for not a huge townhouse with not a lotta detail. But if the hood is good enough for celebs like Emily Mortimer, Kerri Russel et al, I guess its good enough to fetch these prices.

makes me wanna sell and move the hell outta here, like Nell Campbell did.

  2. Of course, it is cut up as a 4-fam, but it seems like a decent house not needing reno would have gone for quite a bit more in FG. Does the house need a major reno or refreshing…are there other issues going on not visible?

Did anyone reading this the interior?

Frankly, that spot on the street is kind of a yucky…and maybe it’s “close” to the park but also right by the hospital and that blechy stretch of DeKalb.

At this price I would not be surprised if it is subjected to a 2+ year reno into a 2 or 1 family, no?

Luckily, I don’t think there are any Landmarking issues in this part of the nabe so DOB permits are faster/easier/cheaper.

Can’t have been purchased as an income property, could it? Could the rent income cover the carrying costs?

  3. The bed-stuy house was definitely well inflated. For a house less than 18ft wide and only 3 floors, that was even a stretch. Of a 4 story, 18.5 or 20 footer, then maybe you can talk about pricing it above $700

The best is yet to come.

  4. With the exception of the Bed-Stuy house this goes to show you what happens when pricing is correct (or at least close to it). I’m surprised the idiots over at Corcoran didn’t try to jack the price on that Fort Greene house by another million.
