the square footage is 900.. should probably sell for $750K. the broker at BHS priced is too high. Clearly he is not familiar with Park Slope pricing
Yes, from what’s available in the area at that size, I think Garfield is priced about $100,000 too high. Clearly, the details are nice–but they don’t make up for the reality of the place. It couldn’t be more than 1100 sq/ft and the bedrooms are small. And the “dining room” is an alcove off the living room, what’s usually presented as a study/den in these brownstones. Hmm…
I agree the Garfield Pl listing seems overpriced and very deceivingly presented. Also, the photographs are horrible.
Garfield Place is nice, but I would be surprised if it sold for anywhere near the lising price.
Can someone please point out the separate dining room in the garfield place listing?
The Garfield one is nice, for sure, and maintenance isn’t bad. But what’s the status with laundry? When it’s not on the floorplan and it’s not mentioned in the description, do we assume there’s no laundry in the building at all? If so, the price is a stretch. When you get into that price range you’re not going to be marketing to people who want to drag their laundry up the street to the laundromat. Maybe there’s laundry in the basement and it was just left off the description.

I agree. They are so depressing on the outside. Nice spaces on the inside, though.
The Garfield place is to die for. If I had the scratch, I’d buy it in a heartbeat.
