If this cute storefront were on Bedford Avenue instead of Berry Street and didn’t need as much work as we can only assume it does, we could see it fetching the $4,600 $4,300 a month askng rent. Given that the space probably hasn’t been used for retail since, like, prohibition, we bet it’ll take a some dough to whip it into shape. What are per-square-foot retail rents on prime Bedford Avenue these days anyway?

I’ve noticed that more and more retail is popping up down towards the water. The area isn’t very busy yet, but as as the monster condos come in, there’s going to be a bunch of foot traffic coming through, problem with this site is it’s kinda far north for the traffic. Go any further and Berry turns into industrial with the Brewery over there. I guess you could say 55 Berry is right there, but nobody lives there. I agree that I think it could work as a bar, but at $4300, it’s way over priced, esp with the shape it appears to be in from the outside. Wonder if the Laundromat across the street pays $4300 a year in rent?
they want retail, but it’s not a good location for retail. it could work for a bar, or for a restaurant, a medical office, a spa; as those are destinations. retail needs the main drag, or some sort of “row” of like businesses, a la the grand street furniture strip. the price? feh.
Seems to have already dropped to $4,300. I’ve always thought this was a nice location (I think its across from the old Oznot’s space).
