After more than a year of construction, Scarano’s finger building on Richardson Street in Williamsburg opened for business last week as the Luminous Condos. (This finger building should not be confused with Scarano’s more controversial design on North 7th Street.) The 10-story structure towers over the neighboring three-story buildings, which, we suppose, is nice for the people who live there but not so nice for those who lives nearby. There’s no getting around the fact that the views from the floor-to-ceiling windows will be killer and we like the kitchen finishes more than we usually do in this ilk of new construction. Prices range from $725,000 for a 1,200-square-foot two-bedroom on the third floor to $1,400,000 for the penthouse duplex with wraparound terrace. (There’s a second-floor studio that we suspect will be a good deal cheaper than the rest; it, like the eighth and ninth floor units, have not been release yet for sale.) While we’re generally bearish on anything but prime, “first-stop” Williamsburg, this place should have a better shot than most if its brethren east of the BQE.

I visited the building. Great layouts, one unit per floor. Windows in all rooms including the two bathrooms. Amazaing Manhattan views from downtown to the Bronx. Could even see jets taking off from Laguardia, a very cool sight. Think it is neat that there is parking in the building. The entire block is being transformed in a very positive way.
It’s not a fuck u building it’s just a building without change we would all live in caves grow up & keep your eye on the zoning everything will be OK.
I went to see Luminous last night. Very nice building. Excellent views, and the layouts were nice. Negatives include lack of closet space and cheap(er) fixtures.
Watched and listened to all stages of this building’s construction from my backyard.
A few observations about the building:
NOTHING is even close to that height in this area except a new building going up a couple of lots over. The houses are nearly all 2 and 3 story structures, and most of the new construction tops out at 4 stories. Views–both of the city and the neighbors enjoying their backyards–are tremendous, and should stay that way as Richardson is somewhat elevated.
Strange facade/entrance action. They kept and restored a two-story old brick facade out of which rises the glass and steel structure you see. Just recently took the scaffolding down.
The finishes, based on the photos, exceed that of nearly any project in this area and are on a par with the Jackson Foundry (best building east of the BQE).
The immediate vicinity is already home to two 14+ unit “old guard” gentrification projects (one on Richardson and one on Withers) that are fully occupied, as well as half a dozen completed/partly occupied or completed/awaiting occupants but sold buildings, as well as another 3-4 small projects that are nearing completion. That’s in a 3-block radius. A couple of the projects on Richardson are pretty high end. This area is in the midst of a major transformation. I’ve seen increasing numbers of people with small children and nice cars in the last 2 years.
It’s kind of a long walk from the train (6+ blocks), but a short (ugly) walk to McCarren and the North Side.
The amenities are improving in the area, and the business turnover on this part of Graham Ave. is high.
I live just east of the BQE, and I would argue its far more livable on my side. It’s quieter, and feels much more residential.
they’ll get the abatement probably. seen this before, they can’t really state it until it comes through formally.
i looked at a place on richardson about 1 1/2 years ago and liked the street a lot. it’s quiet and has a mix of new condos and old houses filled with either hipsters or italians. the hood reminded me of carroll gardens or carroll street bet. 3rd and 4th avenues…
graham avenue is nice there.
the big thing to check if you have kids is if you are zoned for ps 132 which is a really really good school .. 4 star reading/5 star math on insideschools.org and got an A in the recent DOE ranking.
i am not in this zone now, but did consider this area originally because of the school.
if you are looking for the total barrage of restaurants, bars and shops, then this area may be too sleepy for you compared to the other side of the BQE altho there are def. enough amenities around there – it’s gentrified enough to provide restaurants, take out, etc…

What’s up with the listing showing “w/o tax benefits” numbers? Are they not going to get the abatement? Could you imagine 2000/month carrying to live in this neighborhood?
It looks so sinister in the rendering, yet so sad and frumpy in real life. Like Darth Vader with his mask off.
