What a difference a year (and a well-manicured lawn) can make. Last April we remarked upon the speed at which (one day) this charming Midwood Victorian sold last year for $20,000 over the asking price. That was then, when it was priced at $1 million. Now it’s back on the market asking $1.375 million. It looks like it could have had a tune up and there’s plenty of hyperbolic language in the listing to that effect (“XXX mint”), so presumably part of the price increase reflects that. Somehow we doubt there was $350,000 of work done. Sure is a beaut though. All you gawkers can take a gander from 12 to 2 on Sunday. While you’re at it, check out this house just down the block.

  1. I agree, 11:18 am. So why is it just sitting there? Back to my point about location. This is a beautiful street, but very close to Flatbush Ave and far from Cortelyou Road amenities, Prospect Park, etc…

  2. i am thrifty. not cheap, but super-duper thrifty. i am also one who would rather do without than to make-do with anything that is less than absolute quality.

    how thrifty? i spend time researching every purchase i make in terms of price and quality, no matter how small $89 printer, anyone?).

    i wanted a new digital camera, i actually waited ’til the price came down on the nikon semi-pro, then bought it on ebay for the best price out there. see what i’m sayin’? i buy stocks the same way, that’s why i make money.

    all that said, i would pay the ask, or more, on this house, in a heartbeat. i suspect plenty of others would do the same.

  3. I wouldn’t even think about central air in my Victorian unless I was rewiring the entire house. This, however, is one perk that flippers tend to do for you. Not that I’m advocating buying from a flipper, but not having to deal with that kind of work is sort of a plus, I would think.

  4. I stand by my 225k ac number. In fact we got two estimates. And decided to live with window units. Altho now that I look more closely I realize that this house is not as large as ours (8000 sq ft, altho we weren’t putting ac in top floor). Still, if you want to retrofit AC ducts behind woodwork, etc, it’s pricey.

Look at the house on Rugby & Ditmas Ave for $1.9 million that is a flipper and he had to start from scratch and he probably spent just as much as Nicole did and look at the difference in quality. You can’t compare the two homes. As for taste seems to me that all of Nicole’s colors are pretty neutral also.
    I agree with 12:42, better to buy from a home owner who had long-term plans…
    I think some people are just jealous of her house….

  6. Hey, 9:09: I think the comment about wallpaper had a different point: that this house was not initially bought to be flipped, but to be lived in by the current owner. LONGterm.
    Of course, once the current owner has to sell it, their taste will probably not be the same as the potential buyers’,

    But personally, I’d prefer to buy from a “longterm” owner, because I know their renovation was made to last. I can change the surface decor easily.

    The flipper houses are the ones that don’t offend anyone — usually decorated in the most impersonal, neutral tones, to please the most people. But the flipper house is also usually done as CHEAP as possible, for the highest profit margin.
