Another stumper of realtor choice: Griot (or should that be Idiot) Realty is hawking this place on Bergen Street (off Bond–don’t remember the street number). Now it’s one thing to pick an unknown broker who you think has the goods to compete against the big boys and will give you extra personal service, but it’s another to pick one who will splash his website up on your facade only to…not have a website! A sure way to fetch top-dollar.

This block is actually quite a nice block when looking at it. There is one (perhaps two) unfortunate case of ugly facade, but many nice little townhouses. I’d be interested to know about the (at least one) construction project going on down the block towards Nevins on Bergen.
This sign has been up for a couple of years. The seller is not really trying to sell the house. This has nothing to do with choosing a broker that is not capable of marketing a house.
As far as no-name brokers go, has anyone heard of this “Nest Seekers” outfit thats all over Craigslist? It all looks like nonsense to me. Their Brooklyn listings on CL and their website are all OPEN LISTINGS and OTHER BROKER’S EXCLUSIVES! Pretty bad for a REBNY member. Shame on them and hope they get shut down for lack of integrity and honesty. All of us brokers who work hard for our listings should get together and REFUSE to co-broke with them. They are taking the easy way out. Lying and cheating will not get them very far in this market. At least GRIOT isn’t advertising Corcoran’s exclusives…

We checked out this place last year. Yes, the broker is in Albany, and yes he’s asking for 1.2 and showing only to preapproved buyers. But the place really would need lots and lots and lots of work. I’d be hesitant to pay $600,000. How much is a total gut reno plus fixing a severe back-of-the-house tilt anyway?
Maybe Giamatti will go burn the house down and spit in the realtor’s face.
So what was the bigger turn-off–poor design sense or bad diet choices?
A small house like that (and obviously needs work) would at best market at $1m but more realistically $800-900k.
Nicely renovated $1.1 – $1.35
