When this 3,200-sf three-family was an Open House Pick in April ’08, it was listed for $1,900,000. Entered into contract on 9/1/09; closed on 1/11/10; deed recorded on 1/21/10.

3. PARK SLOPE $1,487,500
587 10th Street GMAP
This house was first listed for $1,799,000 early last year; the price was cut a few times until it was ultimately asking $1,595,000. As said the following: “Classic 3 Family Brick Townhouse This 20×55 building has a owner’s 2 bedroom apartment plus two spacious rentals which provide excellent income. The building features parquet floors, high ceilings, a beautiful entry staircase, great mechanicals and a new roof!” Entered into contract on 10/14/09; closed on 1/12/10; deed recorded on 1/19/10.

No listing for this 2,520-sf 2-family turned up via the usual channels. According to Property Shark, it last sold for $925,000 in early ’07. Entered into contract on 10/12/09; closed on 12/22/09; deed recorded on 1/19/10.

  1. I like the look of the Manhattan Beach house — though it probably should be on at least a 1/2 acre lot with some grass and shrubs to look right. I’m assuming it’s filling the capacity of it’s parcel.

  2. Re: bergen Street, according to ACRIS, 208 Bergen sold last week for $1,325,000 (and confusingly, it was sold by the people who also own 206 Bergen).

    Not clear if there were two sales of which only one was recorded so far.

  3. Dean Street is a bit notorious on the block. We’ve seen it as well and it definitely needs work, but aside from facade, not sure how much of it is really structural vs. just very neglected. No pesky original details to worry about, that is for sure. Still, seems like the work was priced in vs. others in the vicinity.

  4. I’m saying 10% off peak, Smudge, since my guess is that size house in that area, estate condition – needing real renovation…went in $1.6 to $1.8 tops.
    Fixed up houses are another story.
