I believe the house shares a driveway (seperate garages) with the adjacent, almost identical house. The pair of tudors were built on what was originally the site of a much larger, turn of the twentieth century home that was razed in the 30s. Consequently, it’s less than half the size of a typical PPS house, which is to say, or reasonable size for a modern family without live-in help.
It does have a driveway.
Agreed, that PPS house is a perfect size for a freestanding house which gets more cold than attached houses. With utility prices rising people shouldn’t crave a mansion. However, one big upside to a freestanding house I’d have to insist upon is a driveway, but this one doesn’t look to have one. Drag.
The price seems reasonable for the hosue in PPS taking into consideration that it needed alot of work. In pristine, condition it would go for considerably more. The thing about this house is that it is a very managable size. Some of the much larger properties in that neighborhood would cost so much to maintain.
Prospect Park South is in Flatbush, not Kensington.
There’s another unit in 219 Withers that has been on Craigs List. Just got chopped in the last couple of days to $629K, with the seller picking up the transfer taxes AND including a parking space.

I think that place is cute – about 1/3 smaller (house and lot) than most of the houses in victorian flatbush, but plenty of space for most families.

Rugby Rd closed 1/3/08. A 1 fam, 3BR, 2 bath that needs TLC on the market for one week goes for over a million????
I know we’re supposed to be on the verge of the “Great Crash of Aught-Eight” but those are still some heady prices for Kensington and east of the BQE Billyburg.
