hasn’t this thing been on the market forever? A little bird told me they are not really selling it…unless someone actually coughs up the dough. They actually like being known as the most expensive house in BH, but aren’t really interested in selling.
So in other words the realty agency makes 4 to 6% of 12 million, and they can’t even be bothered to hire a couple dudes off the corner to clear the crap out of the place for viewings?
This is why there are more and more FSBO all the time. I really believe in using professionals, and think increasing traffic in a property for sale is most important, but come on, these people need to do more to earn their money.
These houses have been on the market for well over three years, if not more. I looked at them way back when and the larger of the two needs a great deal of work. At the time, there was an office on the first two floors of the larger house that was in the midst of vacating. There were huge stacks of papers, pamphlets, books, etc. everywhere. It looked like th place hadn’t been properly cleaned in 30 years.
the no sign rule is whether the building is in landmark territory. i think these are on landmark ground. the BHA usually stays on top of these things but for whatever reason the signs were outside these buildings for a over a year.
I do not believe there are rules in the Heights regarding the posting of For Sale signs. What entity could legally enforce such a rule?
I would pay up to $500 psf for a vacant multi-family property in need of repair.
these have been on the market for at least a year. for a long time (a year?), they had a for sale sign in the front of the buildings which is against the rules in the heights but I guess nobody cares enough to enforce those rules
Wow, 140 Columbia Heights was purchased by a Goldman MD (Tim Ingrassia), maybe he will introduce his partners to the BH nabe and they will buy these two properties. BTW, the same guy just bought a $12 m property in Litchfield CT. Talk about excessive consumption!!!!
The broker’s site shows them as 111 (4 stories, renovated) and 113 (5 stories, not renovated) Columbia Heights.
Halstead report groups Boerum Hill, Brooklyn Heights, Carroll Gardens, Cobble Hill and Park Slope together. On a $/sf basis BH is at the top of this range. Halstead also makes no distinction as to how many units in townhouse. I believe they group all sales, be they one/two family or 6+ family. 6+ family will have a substantially lower $ psf price than one/two family. 6+ family bldgs typically have rent controlled tenants in place. Most recent sale of a one-family on Columbia Heights (#140) went for $1,500 psf. Does anyone know the addresses of these buildings?
