As you can see, Greene Avenue between Bedford and Nostrand is one of those kick-ass Bed-Stuy blocks that just leaves our chin dragging on the ground. We had included 468 Greene Avenue in Friday’s Open House Picks (listed by Fillmore for $699,000) and were surprised to see that there were two other houses within throwing distance on the market. Number 464 (at left), which looks to be the sister house of Number 468, is listed at $600,000 by Flateau Realty and is already in contract; Number 454 (at right) is a FSBO that we know nothing about. Despite being only 16 feet wide, this building has a real grandeur about it. The curious can call the owners at 917-804-0851 to find out more. Any other transactions recently on this block?

  1. its $1.05 mln. people are buyng homes for $650-$900 in that area and putting $300K into them. he won’t get it b/c the reno is likely cheap.

    the filmore listed home for $700K has been on the market for less than 2 weeks.

    there’s bed stuy and there’s bed stuy. this is a half a block form the clinton hill border (at least accoridng to corcoran’s definition of the border)

  2. Bed-Stuy works for some and doesn’t work for others. Now simply “get in” where you “fit in” and shut the hell up!!! The preoccupation with the personal decisions of others on this site is utterly ridiculous!!

  3. posting a bed stuy murder story and trying to relate it to this block is ignorant, to be polite. bed stuy is enormous. anyone interested in these houses is trying to get ahead of the development craze for a bargain. obviously its not park slope. its a block by block subway stop by subway stop type of gentrificaiton in this zone. the $700K house is fairly priced and will sell, 5 blocks up the same house in same condition would go for over $1 mln. the $1 mln house would sell too, if the reno was of the kind of quality people want for that price. again, a fully renovated 4 story 5 blocks up on greene is worth $1.5 mln. re crime, yes its alittle scary for those not used to it. and gets steadily worse as you go north. but nothing like it was 5 yrs, or even one yr ago. there are luxury condos with 14 ft celings going up one block up from the lexington block the prior post spoke off on weekends there’s pratt students and young professional familieswalking their dogs all over you’d never have seen even 18 mos ago. these are the same people hanging at choice market. its fine if you want to wait for the neighborhoood to beocme ft greene (where
    incidentally crime still persists) but then be prepared to pay another 50%.

  4. hey 5:19…i’m not anon 4:52, but don’t get so offended. i am sure his point was that bed-stuy is still not completely safe and, as such, this should be reflected in the real estate prices. if you take offense to murders happening in bed-stuy, do something to stop the murders. i mean when i was growing up in bkly, it was always called “do or die” bed-stuy by the people who lived there….facts are facts.
