Continuing our little love affair with Union Street in Crown Heights this week, we thought we’d feature these two “Under the Radar” houses that caught our eye last weekend. Number 1632 is listed with Quality Home Sales, which can be reached at (718) 258-2900. Despite the sign still being up, Number 1550 is in contract, according to Skyline Realty, which had it listed for $995,000. It is interesting that small brokers like these, who clearly don’t have the marketing reach of the largest ten or so players in the Brooklyn market, continue to get substantial listings.

  1. If you don’t like actors working part time as realtors, then don’t hire them. Mine has been a realtor for 20 years, full time, and is not an actor. Maybe if more people were impressed with experience and wisdom, instead of youth and hip-ness, they’d do better with realtors. I’ve only used older, well established, experienced realtors both here and in another state and they both did awesome jobs for me.

  2. I don’t agree that listing in the NYTimes is sufficient. The fact that I looked for close to 2 years and never once picked up the NYTimes to look is evidence. I can’t even remember how I came in touch with my broker, but once I did, I stuck with her, because I liked her and “sort of” trusted her. In spite of the occassional ‘crap’ that she showed me. I simply didn’t want to deal with anyone else.. especially some of the ‘big guys’. She eventually figured out what I wanted and wouldn’t call me unless it was what I wanted. When we pulled up to my current place, I had made up my mind as soon as we walked up the front stoop that “This is It!”

  3. I bought my b’stone from Quality Homes for about $70K less the the B’stone next door that was sold by corcoran. And mine was in better condition.

    Oh gosh… I just realized I probably sound Like I’m the broker…

  4. Marketing reach? Placing in advertisement in the NY Times is all any brokers basically do.

    Sure being listed on one of the big firms websites would be a plus, but the NY Times alone is usually enough.

    Of course, in this slowing market, any additional exposure at all may make the difference.
