This four-story townhouse, at 45 Park Place in the North Slope, looks to be in fine shape, and it’s got a great layout for any family that can swing the $3,895,000 asking price without any pesky tenants to help carry the mortgage.

The upper two floors have full baths and two large bedrooms apiece, including a king-sized master bedroom with a walk-in closet. The parlor floor has a living room, dining room and kitchen; the garden level has a spacious, “loft-like” family room and a home office. There are some nice details, including molding and marble mantels.

There’s a small deck off the kitchen with stairs to the garden below. The mechanicals have been updated and there’s central air, which on a day like today sounds pretty appealing.

The main downside is a fairly small kitchen, which sits in what appears to be a narrow extension. A half-bath on the parlor floor wouldn’t hurt, if you’re going to split hairs. The house is on the narrow side — around 18 feet according to the floor plan — but with this layout over four floors there’s not a lot of cramping.

Currently listed by Lee Solomon at Brown Harris Stevens, this was a House of the Day back in 2009, when it was on the market for $2,395,000. It sold in 2011 for $2,325,000.

One and a half million is a good-sized price hike. Think it’ll go for asking, or near it, considering the market, the width, and the setup as a one-family?

Given the high prices recently in Park Slope, such as the $7.5 mln single-family house on Garfield that wasn’t much bigger, but renovated to a higher standard, this one at 45 Park Place seems priced right. Maybe they have to come down a little because the kitchen looks like it needs updating. Otherwise, it seems like a nice house from the pictures and the floor plan shows plenty of space for a family, especially because this is set up as a 1-family home.
