Brownstones don’t come much bigger than 79 1st Place, a 8.125-square-foot whopper in Carroll Gardens. The five-story house was a House of the Day back in 2007 when it was asking $3,950,000. Now it’s back and asking slightly less–$3,795,000. Given the size, this is more likely to appeal to a small-time developer, though at just under $500 a foot that doesn’t leave a lot of margin for error when you factor in renovation costs. We think it’ll sell for within 10 percent of the ask this go-round though.
