Rough around the edges doesn’t even start to describe this new listing at 337 11th Street but we’re still feeling good vibes on this one. The arches, woodwork, claw foot tub–it’s all just so darn charming. In the right hands, this place could be a winner. Given all the work it’s going to take the asking price of $1,200,000 seems a bit high. We just hope the buyer is an old house fan and not a Home Depot-style flipper.

  1. I also dislike the location. It’s fine for twenty-somethings right out of school but it really is not a nice location to invest a million dollars to buy a wreck and another million to restore it. There are so many nicer and more convenient blocks. This is fringe Park Slope. Fine if you can get it on the cheap but a million two? for this? lunacy.

  2. I’m not saying this couldn’t be restored and made into something nice with a great deal of planning, time, and money. But its current state is not merely one of a “fixer upper” or a “diamond in the rough” it is a DUMP.
