This new house listing at 319 Degraw Street in Cobble Hill is perfectly nice but we almost fell out of our chair when we first saw the price tag for the 2,500-square-foot pad: $2,650,000. While recently renovated, the single-family home is less than 17 feet wide and has a total of only 2,500 square feet, putting the asking price well in excess of $1,000 a foot, a pretty big stretch for this part of town. But then we read the fine print and saw that the house comes with an adjacent lot, meaning that a total of 6,000 square feet of space could ultimately be built. We still don’t know if it’s worth it, but it all makes a lot more sense now!

  1. Would be nice if anyone with propertyshark subscription could spell out the FAR stats. By my calcs, if you bought it, built out identical house and combined as one (@ $750/sf) you’d still be into the whole thing north of $900/sf. I like the house, but “meh”.
