This freestanding Victorian house at 270 Rugby Road just hit the market with an asking price of $1,249,000. It’s on a very nice block of Beverley Square West and has a fair amount of its original charm intact but is clearly worse for having been modified at some point in the middle of the last century, a move that resulted in the loss of one of the neighborhood’s trademark front porches; the kitchen and bathrooms are also quite dated. Still, great location, nice floors, private parking…We shall see.

  1. to follow-up on my prior post, I think that though this house has been abused and remuddled, it has great potential. The floorplan is beautiful.
    I could see a lovely home with a separate apartment on the third floor for a college grad, or a friend. The first floor plan could be restored beautifully with a huge kitchen and a formal living room and of course, an open porch. Unfortunately the asking price makes this sort of restoration marginal as the area cannot sustain that value yet. If the price were just under a million, a smart family could revamp this old dowager and make something of lasting value here.

  2. this house was subdivided into three apartments and rented out. Like all such rental properties it has been through the mill. To return this to a nice one-family would require major dollars.
