This listing at 162 Union Street in Carroll Gardens may have a few drawbacks (it’s been chopped up into three units, has a laundromat on the ground floor and is a stone’s throw from the BQE) but it’s also got some very positive attributes (it’s 23-by-50-feet, it has some original details left and, hey, it’s a brownstone!). Hard to say whether on balance it’s going to be able to fetch the asking price of $2,250,000. Seems aggressive given all the work it’ll take to convert to fancy-schmancy one- or two-family, right?

I think I looked at this building when I was house-hunting about 15 years ago, when it was in the $350,000 range. The details were great but if I remember correctly, it had one big drawback then; the entire backyard was filled by the timber scaffolding holding the rear wall from collapsing. The extra $100,000+ needed to rebuild it wasn’t in my budget then. If that’s been solidly redone, I’d think $2 million might be a more realistic asking price.
