When a listing touts the fact that a house has been in the same family for many years, one usually expects to find the interior to be a little run-down but chock full of original details. In the case of 281 Warren Street in Cobble Hill, which has been in the same family for six decades, it looks like there were some significant renovations in the 1970s (or thereabouts) which certainly detract from the brownstone’s historic charm. (Can you see “wood paneling”?) Still, great location and the facade looks nice. The asking price is $2,290,000, which ain’t cheap given the amount of work a buyer is likely to want to do. Thoughts?

  1. I feel like the agent knows what he’s up against here; the verbiage, combined with shots of wood paneling, aluminum awning, fiberglass wall mounts on the FP, and linoleum covered stairs (I sh&*! you not). Taken in their entirare pretty forthcoming statements about how much has to be done.

    We got live tickets to the dynamics of the seller/agent relationship: start at $2.5M, put up a listing that clearly communicates what an overpriced piece of crap it is, chop price, rinse, repeat.

    They’re not close yet.

    Who came up with the original list and who is driving the chop? No way of knowing, but to me it looks like the perfect storm of a seller who doesn’t know the market and an agent who works primarily in PLG and Victorian Flatbush.
