We don’t profess to be experts when it comes to pricing in Victorian Flatbush, but new listing at 544 East 18th Street, while certainly very nice, seems quite pricey to us at $1,699,000. Some of the formal areas on the main floor have some very impressive original woodwork going for them, but a couple of renovation touches like baseboard heating and the tile choice in the kitchen give us pause. And it’s fair to say that this block, once again while certainly attractive, is not one of the premier ones in the area. So, nice house, big price tag. Agree?

  2. It’s the floorplans of these beauties that really attract me. I’m sure they’re expensive to keep up, etc., but what a great fantasy. Price=too high. But it’s a masterpiece. House next door looks a bit rough.

  3. Wonder why I loathe baseboard heating so much… what is it exactly that so offends my eye?

    And I too don’t like the Home Depot tile. It just doesn’t seem a smart place to save (not THAT much) money. In my estimation.

    Agreed MM, it is a pretty house and a terrific nabe. I sometimes regret we limited ourselves to brownstone Brooklyn (and primarily only the Heights/Cobble/Carroll/Boerum portion). If I had to do it all over again, I might have gone big house fixer upper south of PP.

  6. Nice house, though! Long, long time ago, before Ditmas was back on the map, we looked at a house on this block with a similar vestibule. Gorgeous. I often wish we had gotten it, but it was taken off the market before we could make an offer.

  7. Based on same-block $/psf comps *(531 and 543) – one larger, one smaller – this should be priced around 1.25M.

    JFC, we ain’t building rockets here. How could a broker (or buyer – we don’t know for sure who is more delusional) miss it by so much?
