This new listing at 304 11th Street was an Open House Pick last week, but at that time there weren’t any photos up yet. Now there are. The three-story townhouse has lots of curb appeal and the interior definitely has some original charm to it. Unfortunately, it’s a little hard to evaluate the asking price of $1,150,000 without seeing photos of the kitchen or the parlor floor. Anyone been inside?

  1. Real value, on the basis of size, location and work needed: $750-800,000. I am sure they will find someone to shell out more. Maybe not $1,150,000, but around $1,000,000.

  2. One, what’s with Prudential’s gig of having to log in to see other listings? Is that odd or just me?

Two, I think there should be an adjusted square feet metric. Top floor rental on a narrow house means you don’t have a lot of, y’know, actual room when staircases are taken out of the equation. And then we debate $/psf when it should be $/ps[usable]sf
