42 Grace Court was a House of the Day last October while it was still listed with Corcoran for $5,950,000. It never sold, and has now been relaunched as an FSBO with a new price tag of $5,700,000. It’s a gorgeous house with a prime address, and the new asking price is within the standard range of last go-round’s widget average of $4,923,387, so we shall see.

  1. As I recall from the Times article the owner spent a ton of money sealing up the house so its tight as a drum, which includes sealing up all the fireplaces. As a result he had a very low monthly heating bill.
    I agree that a lot of buyers in this price range are not particularly worried about heating bills but they probably do want natural ventilation and working fireplaces.

  2. I live on this block and love this house. A few of thoughts.
    1) I think that the price is a stretch. I certainly think that dumping the broker won’t do anything to improve the ability to hit the price.
    2) Essentially, by dumping the broker and the commission, the net to the seller would be the same.
    3) The bay is made out of copper and it quite beautiful.
    4) I don’t know if the “green” qualities of the house have much appeal to people that shell out this sort of money for a home.
    5) I’d guess that the broker sold the seller a bill of goods to get the listing and got chucked when it turned out that the bids weren’t close.
    6) Two outcomes here. Seller accepts a bid in the low 5s (5.1 or 5.2). I wouldn’t pay that, but someone will. Or house gets taken off the market.

    Doesn’t moving to FSBO smack of desperation or is it just me?

  3. If I were a zillionaire and bought this house I would replace the modern front doors with something more historic looking. I like doors with a glass panel on the very top (where the house numbers are gold-leafed) and with heavier moldings and hardware. I would also hire a fine arts conservator to re-patina the copper bay so that it looked more evenly verdigris.

  4. I agree with Maly, I saw this house, and while it has lots of things going for it, including a wonderful setting (it is very high up because of the geography of that part of BH). Still, it does need some work, and not everyone wants to pay for the type of systems the house has. I am bothered by the fact that the owner first listed it for $300,000 less that he is listing it today. Why the increase? I think the house will go for between 4.8 and 5.2, and I think that is a good price. But I guess the owner doesn’t.
