We were feeling pretty psyched about this new listing at 161A Carroll Street when we spotted the broker placard in the front yard earlier this week. Our enthusiasm was greatly diminished, however, when we checked out the photos of the interior. The mix of poor design and chopped up spaces was eerily reminiscent of another House of the Day this week, 564 Henry Street. At least this one on Carroll Street is priced quite a bit lower at $1,695,000.

this says 16.67′ x 40′ whereas other was 20’x48′.
Oh its not that bad, use as a 1 or 2 family, ground floor rental. Get rid of the 3rd floor kitchen, downsize the 4th flr kitchen. Not much charm or details, but a lot of space and good neighborhood, not too far from the F.
We have that damn drop ceiling on two of our floors. As yet we’ve been to lazy and terrified to take it down and deal w/ what could potentially be hidden. I’d like to think pristine ceiling medallions and moldings, but I ain’t so lucky.

there is a bathroom in the extension – that’s why pull down gates. i’ve seen this house – it’s very narrow and pretty charmless. but in contract in any case.
Yes, pull down gates are put to good use in Europe.
They function excellently as curtains to keep out the light when sleeping, as barriers against street noise and courtyard noise, and as security against break-ins.
Why aren’t they used more in NYC?

Well, it’s an investment property. Price doesn’t seem out of line.
