It doesn’t look like 98 Brooklyn Avenue is headed towards a happy ending for the person who bought it back in 2005 for $660,000. In early 2006, the new owner listed the three-story (technically it’s a one-family but it’s divided into three units) brownstone for $799,00. Over the next couple of years, as it failed to sell, the price fell to $699,000 until it was pulled off the market last October. Now it’s re-emerged as a short sale with an asking price of $640,000. There’s some nice original detail but the house is definitely worse off for having been carved up into three separate apartments.

  1. We live a block away, and I always wondered what the deal was with that house. Seems okay, but still pricey for an illegal 3-unit and the no back yard is pretty lame.

    (Out of curiousity – how big of a pain would the C of O be? Wouldn’t you need to sprinkler for three units?)

  2. I’ve been inside when this house was first on the market.

    Positives: I like the building. It’s very pretty and stately. I remember quite a few details inside, old shutters and windows and trim. The pictures I think are only from one floor, though I could be wrong.

    Negatives: Last I checked, right next door, there is a boarded up brownstone with trash out front. The neighborhood is a little rough. This section of Brooklyn Avenue is close to the Children’s museum, but feels far. There is no backyard. Although it’s not a super busy street, you are still right on the corner.

    A broker told me awhile back that the seller could not come down on price because there was no equity. Could have been a lie, but that’s what I was told.

  3. DIBS, not too far from nostrand station. around 3-4 blks. think that mansion is partially vacant (ie many rooms are dark at night, some windows are broken, etc.). the lot is great.

    pigeon, the better houses and the block in general is way way better looking as you walk toward nostrand or south toward eastern parkway.

  4. I live a block away from this house in Crown Heights North and like the neighborhood a great deal. We chose it for the fabulous architecture, “greenness” (tons of trees on our block!), and proximity to transportation – plus, we got an amazing deal on a truly enormous parlor floor apartment. It’s a little rough around the edges, and there isn’t much in the way of fancy amenities (coffee shops, restaurants, etc), but we see lots of families and everyone is friendly. I think the lack of amenities will change in the next couple of years, though. If DH and I had the money, we’d probably buy here.

    Maybe trhrough Fresh Direct 16% is the number but certainly not for all of where Brooklyn generally shops!!!!
