The brownstone at 129 South Oxford Street in Fort Greene is a beaut — lots of deets, new kitchen, generous proportions — but has two things that could make achieving the asking price of $2.52 million a struggle. First, the backyard basically looks out on Fulton Street and therefore ain’t the most private retreat; second, while we think the refrain of “Atlantic Yards Effect” is overused and won’t have any real impact on the part of Fort Greene that’s north of Fulton, this place is pretty darn close to ground zero. Not that either of these factors demands a huge discount, but we’ll be surprised if they get what they’re asking. Did anyone go to the open house a couple of weeks ago?

  1. Every time you post that 10:05, the statement loses credibility.

    If anything you are doing yourself a disservice because the transparency of your technique reveals jealousy, anger and a lack of education, which will not sway confidence or opinion. At best it only mildy irritates the intelligence of the adults on this site.

    Do yourself a favor and go away.

  2. Drew, you may be correct, and this listing is particularly weird because now I realize there also appear to be 2 different shots of the kitchen that don’t match. The nice one, shown above, matches the time before the window was replaced by the door, and the grubbier one shows a door. Unless these are from 2 different houses, the photos that appear to be taken earlier are of a house in better condition than it is currently, so perhaps that’s why they used them.

  3. Those parlors appear to be the same room at different times. One is before the window was replaced by a door, and one is after. The hanging light, moulding, floor, mantle, etc. are exactly the same, but the door has been added and the furniture and wall hangings are different.

  5. Don’t think they will get that price in that location. There is a gorgeous 5 storey house on Carlton for sale @ 2.5 million, which I saw with friends over the weekend. No way will this S. Oxford @ Fulton fetch the same price.
