Talk about a flipper mark-up! The current owner of this house on Hall between Myrtle and Park got the place a year ago for $595,000. He’s clearly done some cosmetic work, just judging by the photo of the front door in the listing and the photo in the Property Shark archive. (But judging by one photo of a sealed up fireplace next to a Home Depot-esque kitchenette, not all that work will have universal appeal.) But the past is the past. The house is now listed for the oddly specific price of $1,011,000. One major selling point which the broker doesn’t include is the property’s proximity to this place two houses over!

You block heads probably don’t remember when prime South Oxford and South Portland were dirt cheap. “Who in their right mind would buy a brownstone in downtown Brooklyn for 400K”. Oh the regret you bastards all have now. Looking out your arses with 20/20 hindsight. I guarantee you it will sell for more than 900K. Have another beer.
So p-shark says the building was “probably” built in 1910, and the city website says buildings built before 1938 don’t require a C of O unless its usage has changed since it was built.

Buildings built before 1938 are not required to have a CO.
If a building was constructed before 1938 and there has been no change in use or additions to the property, it may not have a CO.
If you require proof of the legal use of a building that does not have a CO, you must obtain a “Letter of No Objection” from the Department of Buildings’ borough office where the property is located.

I thought I checked in late 2005 and the house was already in Percival’s name.
Following the “P*Shark” link (above) to the report for this property, public records indicate the following sale transaction:
2/6/2006 Deed $595,000
(seller) Lamberti, Anthony
(purchaser) Percival, Francesco C
If these are the two guys you know, then yeah, perhaps one sold to the other.
Definitely a transaction for $595K though. And it’s definitely now listed at just over $1MM, hence the mention of “flipper mark-up” after improvements.
I sent an email hoping to discuss the post with brownstoner first but they didn’t respond.
Anyway, I’m 99.9% this house has not sold or changed hands since we’ve been here (1.5 years). It’s been on and off the market, but we’ve had the same landlords (two guys) the entire time we’ve been here.
So unless one guy sold it to the other (in some kind of business deal), it most certainly did not sell for $600K on the open market and it isn’t being flipped for a $400K profit.

there is no certificate of occupancy. already looked into the house. according to my attorney, may cost tens of thousands of dollars to get the c of o.

Guessing that you’re the garden apt rental tenant mentioned in the brokerage listing mentioned above.
Just out of curiosity, what items of the original article post are in question?
Seems to me that brownstoner just (logically…) assembled the notes from public filings and the pictures included on the brokerage site (as that’s probably all he had to go on).
How else might you fill in this picture?
