This single-family house at 106 Lincoln Place was an Open House Pick a couple of weeks ago so hopefully some of you have had a chance to check it out by now. There’s lot of original architectural detail intact along with some attractive updates of the kitchen and bathrooms. Fair to say this is move-in ready. The 18-foot-wide pad is asking $2,995,000. Realistic?

  1. it is a good thing that there is such a tiny inventory of houses for sale in Park Slope because there is a correspondingly tiny pool of people who can afford these ridiculous prices.
    I feel sorry for young people today who look at the diminishing value of housing and intuitively understand that it is a losing proposition in their lifetimes. When I was young, we knew that buying a house was our best investment and that it would help finance our retirement, that is no longer the case, more and more smart young people in urban areas realize that their best option is to rent. The prices now are out of control and out of whack with financial reality.
    Whoever buys this house should know that as soon as they move in and start to scuff the finishes, its value will drop, just like a new car.

  2. I saw these back in 2008. I remember 104 and 108 were owned by the same guy who has been working on them and had them listed forever. Price is just going up to cover the cost of carrying them for so long, not because they are worth more now than before. I’d bet there were reasonable offers along the way. The guy is nuts and apparently living in between has driven someone out of 206 again.

  3. I think part of what keeps inventory of “regular affordable fixer-uppers low” is that often the sellers of such houses want premium prices in any case – which they need if they’re planning to move anywhere comparable.

  4. I met Kevin Carberry when I was looking for my first apartment in 1981. He was young then (so was I). No address given (and no floor plan), but StreetEasy shows it as 84 Joralemon St., same owner since 1983. Note no kitchen or bath photos; my guess is that all will need renovation. Also no word about the mechanicals.
