This brownstone at 230 Union Street in Carroll Gardens just hit the market as a For Sale By Owner listing with an asking price of $2,495,000. After checking out the photos, that price seems aggressive to us for a four-family house that looks like it’s had a couple rounds of renovations in the last forty years that have succeeded in destroying much of the house’s original charm. What we’re left with now is a 1970’s-looking kitchen and a bunch of new doors with Home Depot-like pedigree. That’s not to say that the house isn’t in fine shape (which it is) or that the location is not a big plus (cuz it’s great), just that the asking price is a lot for a house that most people who can afford that number will want to totally redo. Oh, and it’s only 17 feet wide.

My Boerum Hill house is worth 5x what I paid for it in 1997. Just saying. But the ask for this house seems delusional.

The only thing very good here is the location. The house itself like MrB points out is very narrow, very cheaply renovated, and overpriced by at least $700K min!
