Just a few years ago, 400 Bond Street was surrounded by empty lots on either side. Now, in a sign of the increasing gentrification and popularity of Gowanus, the three-story building, which was renovated into a mixed-use space last year, is surrounded by a new house on one side and a glassy development on the other. The owner, who paid just $660,000 for the 16-foot-wide building last year, is trying to ride the wave with an asking price for the redone space of $1,295,000. That’s not necessarily an unattainable price for the location but we think the finishes would need to be a tad less generic to pull it off. We shall see though.

  1. Live and learn kiddies. If I had to sell a 1 story 600 sq ft brick structure [ie the 1st floor of 400 Bond], it would probably be sold to an artist/sculptor/musician/wood worker etc for approximately $420,000. The upper 1,100 sq ft 3 br, 2 bath duplex is worth about $700 per sq ft, $770,000. Add value for 2 outdoor spaces a 60 sq ft terrace + a 600sq ft spectacular roof deck. Add value that they are all included in the same structure. Add value that there is nothing even remotely similar on the market and rarely ever is. Add value that it has been completely renovated and requires nothing but furnishings, and you can see that the asking price is right on the money, and once it’s sold, you can’t buy anything like it again anytime soon, at any price.

  2. I cannot get any sense of this place without a floor plan. Did I miss one???

    How many cars could you fit in that garage? Four? Six? I guess that could offset things some. But, right, the listing doesn’t call it a garage. Something’s not right.

  3. The broker (Sal from Fillmore) had the listing on 202 Bergen Street. It needed a ton of work as it had been neglected for years. It was a total gut. He asked 1.2 but ended up taking (5 months later) $975K. Apparently, Sal still thinks its 2006. Wait him out and this Bond St. listing will take less than $1M.
