This new listing at 50 Clarkson Avenue in PLG is a mixed bag. On the one hand, there are plenty of signs of the house’s original charms (especially in the entry hall and staircase); on the other, some rooms have been stripped of their moldings and the kitchen, while in good shape, misses the aesthetic mark in our opinion. Likewise, there’s a 14-car (!) lot at the rear of the house but some of the other details (like the porch roof) are likely to underwhelm buyers. The asking price if $849,000. Thoughts?

  1. You all know, of course, that this is not a new listing – it was on the market for several months last year, along with the two houses next door, with the whole thing touted as a development site, considering it’s not in the historic district.

  2. Wow, 14 cars at (I’d guess) $150 a spot=$2100 a month. With 20% down the mortgage would be about $3600. That covers a good chunk, even if you keep a spot for yourself. What are the economics of running a small parking lot? Insurance? Taxes?

  3. Good location I Guess. But i say itll move around 650-700k. If I were a buyer looking in PLG i’d rather nab a brownstone, most of them that are on the market are around this price. Even with the parking spaces it just doesnt make sense, house is nice dont get me wrong but Id say you have to comp this like you would a victorian a little further in towards glenwood rd and lower E 30s streets. They’re selling at best 650k.
