What we have here is a small-ish house for a big price. The ask on this three-story brownstone — at 451 8th Street in Park Slope — is $2,950,000, which is a pretty penny for a house that’s just over 17 feet wide and less than 2,300 square feet.
On the other hand, it’s a beautiful house. It’s full of details — stained glass, marble mantels, ceiling medallions, crown moldings, parquet floors — and looks to be in top condition.
The garden level appears to have been recently redone, and the kitchen looks lovely. (Check out the trio of stained-glass panels that separate the kitchen from the dining room, with matching ones over the windows.)
There are a some nice touches in addition to the original details — like the built-in desk and shelves in the garden-level office, or the wooden bookshelves on the wall over the bed in the upstairs bedroom.
There’s central air, and a new furnace. There’s also a finished basement that looks pretty nice as finished basements go.
The layout is friendly as well. Right now it’s being used as a one-family, with three bedrooms and two bathrooms up top, living room/dining room/kitchen/half-bath on the parlor, and an office and second living room on the garden level.
But it’s a legal two-family, and the garden floor could be rented out as is, with a very livable duplex above.
