House of the Day: Rambling Vic in Clinton Hill
This 7,000-square-foot house on Cambridge Place has been the subject of much discussion and speculation in the neighborhood over the past year. This 7,000-square-foot house on Cambridge Place has been the subject of much discussion and speculation in the neighborhood over the past year. It was on the market for a while last year, and after a couple of price drops, pulled by the owners. Then we heard an (unconfirmed) rumor someone bought it. Now it’s back on the market for $2.3 million, significantly higher than the asking price a few months ago. By all accounts, it’s a wonderful, rambling Victorian house with a massive double-wide yard and private parking garage. That said, we heard from a neighbor who’s been inside that it needs a good $500,000 to reshingle the exterior, update the interior and correct some funky lay-out decisions. If that’s the case $2.3 million seems like it might be pushing it. It is a one-of-a-kind house, though, and if the right person falls in love with it, you never know.

reshingle? you think that’s all that’s needed?
check the columns holding up the porch and the entire front of the house.
check the 4 different persistent leaks (back bedroom 3rd floor, front bedroom 3rd floor, molding between living room/dining room, and hallway to kitchen.
check also the banisters, the stairs, the floor on the 3rd floor, the heating system, the electrical work, etc, etc. We had problems every month that we lived there, and most of them repeated themselves.
500K to reshingle where do you people get these nombers
Great information! Thanks for the posts.
BUYERS BEWARE! I lived at this house in Clinton Hill for nearly two years. Toward the end of our stay at 86 Cambridge Place, the owner began doing some cosmetic repair work that does a decent job of hiding some of the structural issues the house has. But any engineer will tell you that the place is falling apart. This house is a money pit.
I lived in this house as a renter for two and a half years. Loved living there, but would I buy it? HELL no.
The main reason: The seller, Warren Reid, is utterly untrustworthy. He is currently withholding security deposits belonging to me and other former renters, with no reason. I believe there is a lien on the home until these claims are resolved. We can’t even speculate as to why he’s withholding the deposits, except that it’s possible that he spent them and can’t give them back. At this point, we can’t even find him to talk to him, and were forced to file suit.
Further, he illegally charged us double the legal limit for a security deposit, by forcing us to pay rent for the last month we lived there even though we had already given ‘last month’s rent’.
He seems to be a habitual liar. As a landlord, he lied about practically everything that came up. Would you trust him to sell you a house? I don’t think so…
P.S. I can support the claims of everyone else that the place is totally falling apart… and it’s freezing cold in the winter. Enjoy!
I lived for 3 years in the big, green house on 86 Cambridge Place. In fact, the landlord still owes us $8600 and we have lawsuits pending (we moved out in March 2005). The house has serious structural issues and leaks considerably on the first floor, meaning there are holes throughout the 3rd and 2nd. Electrical system is extremely old, burning out lightbulbs in a few days, with only 2 outlets in the kitchen. I bet there is much more than $500,000 in work needed. Landlord did little to no work during the time we lived there. The house is now on its third broker this year, don’t know what that is about.
I lived as a renter in 86 cambridge Pl for 3 years. BEWARE.
The owner, Warren Reid, is a crook. He has attempted to steal every renter’s deposits. There are currently 3 suits pending against him.
The house is very nice, but is crumbling, and he has put almost no work into it. There were constant leaks, which they only made cosmetic repairs to. It has had no upkeep for at least the past 10 years. There are major structural problems that need hundreds of thousands of dollars to repair, if not a $1 million.
The asking price should be half that. If you have questions feel free to contact me:

I agree 100% with BrownSloper. The late summer’s “your stuped” postings were getting so tiresome. The post-Labor Day postings actually have some useful information that can help people.
Yep. The picture is big time misleading. The house is a dump, albeit a dump with potential. I’ve been inside, and “funky layout” doesn’t begin to describe. There is a reason the broker hasn’t posted interior shots.
