Man, this sucker’s tiny! Pleasantly redone in a clean, light style, this 3-story, 1-family brick on Carroll Street between Hoyt and Bond looks pricey on a per-square-foot basis. Property Shark says the house is about 1,700 square feet which puts the asking price of $1.25 million at a stratospheric multiple of $750 a foot. We don’t know the area intimately, but that seems quite high to us. It looks like the property may be sitting on some unused FAR, though, which would help support a higher price relative to comps.

Whats up with the proposed warehouse across the street????
i know of a house in the south slope (6th ave.) that’s going for 1.4 and is a little under 2000 sf. i heard it was in mint shape. i think the price of 1.25 is really not so off it if this place is in move-in condition. there’s not not a lot out there in that price range.
Location trumps detail every time
Do you still get twice the space for your money in Clinton Hill — i.e., would a similarly renovated house sell for $375/ ft sq?

Sorry, Mr. Critical. Minsky ain’t our buddy and we still think $750 a foot for this place is too much. Yes, we happen to think that getting twice that much space for your money in Clinton Hill is a much better deal.
385 Sterling (http://brownstoner.com/brownstoner/archives/2005/06/open_house_pick_20.html#comments) is on at 1.89M, is more than twice the size and is on a better block and is stuffed with detail – either 1.25 is too much for a small 3 story house the Gowanus/Carroll Gardens border, or prime Prospect Heights is priced too low
When I lived one block away, I’d usually park my car on this block… it usually had a few empty spaces because of the business & empty lot that take up half the block. It seems like a family-friendly and close-knit block, but more “blue collar” than the blocks closer to Court/Smith. 1st street, bet. Hoyt & Bond is much nicer.
$1.25 is totally in the ballpark. Jesus Brownstoner, you crack me up. You and your buddy Jerry Minsky don’t bat an eye at 2 million for a place on a shit block in Fort Greene that needs loads of work. This place is obviously move-in ready and from the pictures looks quite nice.
