House of the Day: 276 Berkeley Place

Yesterday we looked at one beautiful Berkeley Place house; today we look at another. Number 276 is more than a house–at 36 feet wide, this one qualifies as a mansion. This place is so sweet that we think it’ll remain above the market-cooling fray. Granted there aren’t a lot of folks who can afford this nut, but we can see someone who does falling head over heels in love with this place. The Romanesque Revival mansion, which is only half a block from the park, goes to eleven. Eleven bedrooms, that is. And the owner of this place will be able to choose from any of six thrones to feel like a king on. What’s particularly sweet is that it’s a perfectly preserved one-family that’s never been chopped up or reconfigured. At just over $500 a foot, this doesn’t seem overpriced either. Watcha think?

Personally, I like the other house (38 Berkely Place) better. More home-y, cozy. I can really see myself living there. Thiis one’s pretty cool, though. : )
The house is dark, and many of the scones have been taken off the upper floors and have not been replaced. No kichen to speak of (make shift in basement). Mechanicals need to be updated as well as the electric.. you really need to AC the place. If you got it for $3.5 it would be worth the lack of light. House is big but much of the square footage is taken up by the hallways and common areas. If you put in 500-600K you would have a great house.. the kitchen alone would cost $150K plus because of where it is currently located.. Good testament to the market.. see if it sells before the end of December..
I remember someone tried to break in about two or three years ago by totally smashing in one of the front stained glass windows…

This site must have a lot of readers because whenever a Corcoran property is mentioned, it always goes to the top of their “most viewed properties” on their home page.
I used to live behind this house and people said it was haunted. There never seemed to be anyone living there. The owners will forever burn in hell for selling their backyard so that the Shi-ticock could be built. That building caused so many problems for the buildings next door to it and the developers never took responsibility for them.
This is an amazing house. There are a handful of houses this grand in all of New York City. The house does have one flaw…. I’ll tell you later.
If you love woodwork, you’d have a hard time finding a nicer house. It’s not really close to the park though. It’s closer to Grand Army Plaza.
The major flaw with the house is that it really doesn’t have a great backyard. A former owner sold what was the backyard to a developer. That plot became “The Shinecock”. If I owned the house, I would have to put stained glass throughout the back of the house to keep the Shinecock’s owners from peering in. There is also very little light back there, as there is another hi-rise to the right of the property.
Still at this price per square foot, how can you lose.
Just to be clear, in my prior posting, I was not suggesting that $4M would get a similar size house in the West Village.
