Berry StUnder a million bucks and within close proximity to the Bedford L are two points in the plus column for this place. The 4 story, 3 family brick is also 22 feet wide. It’s currently configured as an owner’s duplex with two floor-thru rental apartments upstairs and allegedly has good light and a private back yard. No interior pics on the website so could be a disaster for all we know. A little help please?

  1. Re: anonymous post above – Williamsburg architecture is getting uglier by the day. However, I wouldn’t call this house one of the uglier ones. This is probably about 150 years old, if not more. It is (and was originally) pretty utilitarian, and certainly rough around the edges, but it is also fairly “complete” on the exterior. No idea if anything is left on the interior. OTOH, its is a high price for a building that needs a lot of work, and has almost no back yard.

  2. I viewed this house as well. It was quite sad to see the amped up brokers trying to convince people who obviously have only heard of the neighborhood and not spent much time there themselves that this was a great deal. People were seeming to actually drink the Kool Aid.

    The house is a complete disaster and not worth the asking price at all. The Corcoran PR machine is at work once again.

  3. This is sheer madness. Granted, Williamsburg is “hip,” and an easy commute to Manhattan. But come on, folks, the housing stock is UGLY, the streets are virtually treeless, and this house is nowhere near worth a million bucks!

  4. It’s 22 wide and about 35 deep. The open house only showed the first and garden floors, so who knows what the 2nd and 3rd floors are like. It would need a lot of work — the “duplex” of the first and garden floors is really awkward — there are basically two kitchens, with the full bath on the garden level (with the bigger kitchen), and a half bath on the bedroom/living room first level. The “private back yard” is about 10-15 deep, concrete, and slopes up at about a 20 degree angle. It didn’t seem as wide as the house, but may be. There’s some weird drainage thing back there. Not sure how one would go about using it as a yard, unless you ripped all of the concrete out and started over by leveling it off.

    It’s small, the electrical and the plumbing need to be redone, and everything needs updating. So, 925K + several additional 100Ks and you’d have a “cozy” house in a great spot.
