We weren’t surprised to see the asking price on this Lefferts Manor Gardens limestone get trimmed by $50,000 earlier this week: Although it has very nice bones, it shows terribly. If we were the broker we’d try to get the current owners to move out and invest in a $5,000 cosmetic tune-up. The houses on this street are lovely but this place looks like it hasn’t seen any sunlight or fresh air since the Reagan administration. We’re still not sure they’d be able to get the new ask of $895,000, but they could probably get $825,00 or $850,000.

  1. I get NYTimes real estate alerts and saw this one. I guess I think like a buyer, I like these kind of discombobulated interiors because if that is all that’s wrong, it’s fixable and would clear the room. Or maybe clearing the room (I was in so many bidding wars trying to get a brownstone two years ago) is not the issue for a buyer now; it’s getting the price down. Definately though this house’s interior is not helping the selling price. That woodwork is pretty awful. I like the house but it is a project the way it is and that should relfect in the price.

  2. If don’t stage – just present better opportunity for savvy buyer who can see through the clutter mess to present low offer because seller is probably not getting too many offers.

  3. I agree with Mr. Brownstoner, a tune-up of some sort, or even just ridding the house of everything and showing it completely empty would probably impress potential candidates more. I’d also throw in a few vases of fresh-smelling flowers – that always helps.

    The house really does have good bones! It should fetch the new asking if “someone” puts in a little TLC.

  4. Nice house, although it will not be much fun stripping the painted woodwork.

    FWIW this house is NOT in Lefferts Manor–only the south (even-numbered) side of Lincoln is in the Manor and is covered by the single-family covenant. In all other respects the houses on both sides of Lincoln Road are equally nice.

  5. This is the 2nd or third reduction on this house. It was originally listed at 1.15M and has been on the market for eons. Given other price cuts in the area, I’d agree with the 825K ball-park.
